How LA Homeowners Fund Remodels

HELOC or home equity loan

The most common way LA homeowners fund a remodel or ADU. Borrow against equity, usually at the lowest rates available, and draw as the project progresses.

Cash-out refinance

Replace your mortgage with a larger one and take the difference in cash. Best when your current rate is higher than today's market.

Home improvement loan

Unsecured personal loan, funded in days, no appraisal. Higher rate than equity products, but fast for kitchens, baths and garage conversions.

Renovation or construction loan

For additions, custom homes and SB9 builds: lenders fund against the after-completion value in stages tied to our inspection milestones.

Financing Questions

Does 1 Smart Build offer financing?

We are a licensed general contractor, not a lender, so we don't issue loans. We do help you sequence the project so lender draws line up with our milestones, and we can point you to the loan types that fit your project.

What is the cheapest way to finance a remodel in Los Angeles?

For most homeowners with equity, a HELOC or home equity loan carries the lowest rate. A cash-out refinance can beat it if your existing mortgage rate is above today's market.

Can I finance an ADU?

Yes. HELOCs, renovation loans and construction loans are all used for ADUs, and some lenders count projected rental income toward qualification. Our estimate gives you the number to bring to the lender.
