The Project Lifecycle

Most construction stress comes from not knowing what happens next. Here is our entire process, phase by phase, from the first phone call to the day you get your keys and warranty — the same sequence we follow on every permitted project in Los Angeles County.

  1. Phase 1 · Week 1

    Consultation & Feasibility

    It starts with a same-day call and a free on-site walkthrough. We look at what you want to build, what your property and zoning allow, and what comparable projects are actually costing in your part of LA County. You leave this phase with a realistic range and a straight answer on whether the project makes sense.

  2. Phase 2 · Weeks 2–8

    Design & Engineering

    Our team translates your ideas into architectural plans and 3D concepts, then coordinates structural engineering, Title 24 energy calculations and any soils work your site requires. Design decisions get made on paper, where changing them is cheap — not mid-construction, where they aren't.

  3. Phase 3 · 1–4 months, city dependent

    Permits & Plan Check

    We submit complete plans to your city, answer every plan check correction and pull the permits ourselves. Fees are billed at cost with no markup. This is the phase homeowners underestimate most in Los Angeles, so we give you a city-specific timeline up front and keep you posted as plans move through review.

  4. Phase 4 · 2–4 weeks, overlaps plan check

    Pre-Construction

    Before demo day, everything long-lead gets ordered — windows, cabinetry, fixtures, steel. We lock the construction schedule, set up site protection and dust containment, and walk you through exactly what each week will look like. A project that starts fully staged is a project that finishes on time.

  5. Phase 5 · Varies by scope

    Construction

    A dedicated project manager runs your site with licensed crews and regular progress updates. Hidden conditions — old wiring, galvanized pipe, compromised framing — get documented, priced in writing and approved by you before work proceeds. Payments follow completed milestones, so you never pay ahead of the work.

  6. Phase 6 · Throughout construction

    City Inspections

    Your city inspects at every major milestone: foundation, framing, rough plumbing and electrical, insulation, drywall and final. Our project manager meets the inspector on site, and nothing gets closed up until its rough inspection has passed. Every project we deliver is permitted, inspected and finaled.

  7. Phase 7 · Final week

    Final Walkthrough & Warranty

    We walk the finished project with you room by room, complete a white-glove punch list, and hand over your final inspection card, lien releases and warranty documents. Then we stay reachable — if something needs attention after move-in, the same team that built it comes back.
