- 3.5 months
- Size
- 2,400 sq ft duplex, full perimeter foundation
- Permits
- LADBS, engineered plans, permitted and inspected
SCOPE OF WORK
- Structural engineering and LADBS plan check
- Sectional excavation and shoring under the perimeter walls
- New reinforced concrete stem walls and footings
- Foundation bolting and cripple wall bracing throughout
- Floor re-leveling and crawl space drainage
WHAT WE RAN INTO
The original 1920s concrete crumbled by hand in places and both units were occupied by tenants. We replaced the foundation in engineered sections, never leaving more than eight feet unsupported, so nobody had to move out.
THE RESULT
A reinforced, bolted foundation under the whole duplex, with level floors and both tenants in place the entire job.
