SB9 Lot Split with Two New Homes, Highland Park
A single 6,800 sq ft Highland Park lot split under SB9 into two parcels, each with a new two-story detached home.

- Final cost
- $1.24 million
- Duration
- 22 months including the split and both builds
- Size
- Two homes, 1,150 sq ft each
- Permits
- LADBS and LA Planning, urban lot split, permitted and inspected
SCOPE OF WORK
- Urban lot split application, survey and parcel map
- Separate utility services and sewer laterals for each parcel
- Two ground-up two-story homes, 3 bed / 2 bath each
- Shared side access easement and drainage plan
- Landscaping and fencing to define the two parcels
WHAT WE RAN INTO
The existing sewer and water lines served the whole lot from one point, and SB9 requires each parcel to stand on its own. We trenched two new laterals to the street under a single excavation permit, which halved the street cut cost.
THE RESULT
Two separately deeded, separately financeable homes where there had been one aging bungalow.
