Soft-Story Seismic Retrofit of a Long Beach Fourplex
A 1962 fourplex with tuck-under parking brought into compliance with a steel moment frame system, with all four units occupied throughout.

- Final cost
- $142,000
- Duration
- 3 months
- Size
- 4 units over tuck-under parking
- Permits
- Long Beach Development Services, engineered plans, permitted and inspected
SCOPE OF WORK
- Structural engineering and city plan check
- Steel moment frames at the open parking line
- New concrete footings with epoxy-set anchor bolts
- Shear transfer connections into the floor above
- Patch, prime and paint of all disturbed finishes
WHAT WE RAN INTO
Tenants could not lose parking for three months. We built the frames one bay at a time, so only two stalls were out of service on any given day.
THE RESULT
The building cleared its retrofit compliance deadline with no vacancies and no rent credits.
