Garage Conversion ADU on Forbes Ave, North Hills
On Forbes Ave in North Hills, a detached two-car garage became a permitted one-bedroom ADU with its own entry, kitchen and laundry hookup.

- Final cost
- $112,000
- Duration
- 6 months including permitting
- Size
- 420 sq ft, 1 bed / 1 bath
- Permits
- LADBS, permitted and inspected
SCOPE OF WORK
- Garage door infill with new stucco, entry door and windows
- Full kitchen and bathroom with new sewer tie-in
- Insulation, drywall and mini-split HVAC
- Sub-panel and Title 24 compliance
- Exterior stucco matched to the main house
WHAT WE RAN INTO
The sewer line to the street ran under the planned bathroom at the wrong depth for a new connection. We re-routed the ADU's drain to pick up the lateral closer to the house, which avoided trenching the whole driveway.
THE RESULT
A rentable, permitted unit at the back of the lot for roughly a third of new-construction ADU cost.
