- Final cost
- $92,000
- Duration
- 5 months including permitting
- Size
- 400 sq ft studio, one garage bay kept
- Permits
- City of Santa Clarita, HOA approval, permitted and inspected
SCOPE OF WORK
- New fire-rated wall between the ADU and the kept bay
- Garage door infill with entry door and windows
- Kitchenette and full bathroom
- Raised subfloor and mini-split HVAC
- Sub-panel and Title 24 compliance
WHAT WE RAN INTO
Keeping one bay as a garage meant a rated wall between parking and living space, and the HOA wanted the street elevation unchanged. We matched the infill to the remaining garage door surround so it reads as original.
THE RESULT
A permitted studio and a working garage in the same footprint.
